I'm in a discussion/argument with a drilling buddy about the financial advantages/disadvantages of buying versus leasing (renting) a place for kids away from home in school. His home is in Michigan. He has 2 boys in school at Michigan State so their situation is somewhat the same as ours. More than one kid needing an apt. or house to rent or buy.

My argument against buying is the same one that you see often used by folks thinking about buying their first home. This is, more times than not,  first time homeowners. I have always argued that if you are not prepared to keep the house 10 years or more, than you are better off renting. Given that first time house buyers are generally younger, I would anticipate job changes, new babies, etc., that may require a change before 10 years. In my friends (mine as well) example, his boys will soon graduate and move to "who knows where" before 10 yrs. is up, even though my friend has his PhD (math major). They will most likely attend grad school.

Also as a point against buying a "crash pad" for the kids is that the woman and I have no interest in becoming a landlord once the kids graduate. This discussion was really a hot topic when there was a strong chance we would have 4 kids in Morgantown at the same town. I am hoping one of you Gumps may have had the same kitchen table beer summit and have things to add.

I use 10 years arbitrarily as a guesstimate for recovering all the peripheral costs of buying-- closing costs, property taxes, maintainance, etc. These costs are added before the monthly rent comes into play, and may never be recovered unless you can sell for more than you paid. My drilling buddy is insisting that what you can gain over time is value added to the house in upgrades and repairs. He says you gain constantly because of free labor. Our kids are fairly good at these things and I expect that to be true. But if you have to rent to strangers after the kids graduate, all that "good care" will be lost inside a couple years. Another issue I brought up today was that the composition of a college town neighborhood can change dramatically (for the worst or the better) in 10 years time adding another degree of risk to ownership.

I camped there (near the "waterfall") in 1976, and have a photo of it on my wall at work.  Funny.  
There used to be a HUGE Tulip Poplar in the valley below the waterfall.
